For the purposes of cancellation policies, the Property Owner refers to the owner or operator of the unit, the Tenant refers to the individual or legal entity who completed the booking, and the Check-in Date refers to the start of the stay. Force Majeure refers to any unforeseeable event beyond control that prevents fulfillment of obligations. The Paid Amount refers to the total amount paid including taxes and fees unless stated otherwise. These policies apply to monthly bookings (30 nights or more) within Saudi Arabia.

Cancellations made 14 days or more before check-in are eligible for a 100% refund. Cancellations made 7–13 days before check-in are eligible for a 50% refund. Cancellations made less than 7 days before check-in incur a penalty equivalent to one week of the monthly rent, except in documented force majeure cases.

In case of early departure, charges apply for the actual days stayed plus a penalty equivalent to one week of the monthly rent. If a replacement tenant is secured for the remaining period under the same terms, the penalty will be waived and any differences will be settled.

In the event of a documented force majeure preventing use of the accommodation, 100% of the unused amount will be refunded. Supporting documents must be submitted within 5 business days of the event.

Cancellation requests must be submitted through official channels only. Eligible refunds are processed within 7 business days from approval, after deducting actual bank or transfer fees. Additional charges such as optional services, damages, or extra cleaning are non-refundable unless proven otherwise.

Promotional or non-refundable bookings are final unless explicitly stated otherwise. In case of conflict, the stricter refund condition shall apply. Government taxes are refunded according to applicable regulations; non-refundable taxes will be deducted from the refund.
